Cancellations: Cancellations must be made 90 days prior to check in during Scallop Season. All other times at least a two weeks notice (we work with the fishermen on weather.) Cancellations made within 90 days of arrival will be charged a cancellation fee of 25% of total unless unit is re-booked. Cancellations made within 30 days of arrival can rebook the same unit. NO refunds will be given unless unit is re-booked.
Cleaning Fee:
Due to the increase of cleaning cost, a cleaning fee will be added to your invoice, an extra $25.00 fee for rentals that allow small pets.
Our Storm Policy:
We all know when you live on the coast there is a chance for Mother Nature to show her power. Unfortunately, we cannot issue refunds due to weather, hurricanes, red tide, and other acts of nature unless a mandatory evacuation of the Steinhatchee area is required, but we will be happy to rebook for the same unit within one year. If there is a named storm and an issue of evacuation of our area you will only be charged for the nights you stay. You will not be charged a cancellation fee if a named storm is predicted to be in our area on your time of arrival.
Arriving:
When making reservations discuss the time of arrival and accommodations can sometimes be made for those who arrive early or late. If this is your first time visiting Steinhatchee let us know and we will be glad to furnish you with a map of the area and the local establishments. “We can even give you some local info.” If at anytime during your stay with us you need assistance there will be contact information left in your rental. To assist you in completing your trip, you may want to check out our Helpful Info tab for local information and telephone numbers for marinas, charter boat captains and other establishments available. If you have trouble finding your rental unit you can call Shelly at 352-356-3043 or 352-498-5774 for after hour information.
Renters Agreement
Steinhatchee Vacations Sales & Property Management (SV), an agent for the owner of the property, and Guest agree as follows: Guest is an adult and will be an occupant of the unit during the entire reserved period. Other occupants will be family members, friends, responsible adults or children under direct adult supervision. NO PARTIES. Use of the premises will be denied to persons not falling within the foregoing categories and as a result they would have to vacate the property without any refund. Any complaints from neighbors regarding excessive noise or other nuisances may be cause for immediate termination of the rental agreement and forfeiture of the guest’s security deposit and rents.
PAYMENT & SECURITY DEPOSIT: Payment is preferred via check or cash and is due on your arrival date. SV will place your invoice and an envelope inside, Please fill in the envelope and place your payment inside and seal. SV may be by to pick up payment unless credit card is being used or other arrangements have been made by locking payment inside house with keys. SV will take and hold Guest’s credit card information on file. Provided that real and personal property are in the same condition as when occupancy commenced, Guest’s credit card will not be charged. Your security deposit (credit card) also secures your reservation. Some homes require additional cash deposits. Guest is liable for all replacements and repairs that are outside what is considered normal wear and tear and SV to charge the Guest’s credit card to cover said costs. If cost of replacement or repairs exceeds the tenant’s credit limit, Guest agrees to pay the difference to SV. In the event of a dispute concerning a security deposit, arguments to be heard in the jurisdiction where the property exists.
PETS: Pets are not allowed in, at, or around our rental properties. Some rentals are pet friendly, additional security deposits may apply. Those with pet allergies should notify us to verify if pets have been present at the property. Absolutely no cats, birds, or exotic animals.
CHECK-IN: Check in time has been discussed With SV
CHECK-OUT: Check out time is 4:00 p.m. sharp on your day of departure cleaning person will be arriving at that time, or 10:00 a.m. if noted on your invoice. 10:00 a.m. Departures are due to other guest arriving and cleaning person will be arriving at 10:00 a.m. If tenant is not out by 10:00 a.m. a fee of $50.00 per hour may be charged.
CLEANING: Each property will be inspected, sanitized and cleaned after your departure. The cleaning fee you have paid will provide for normal cleaning so that you can enjoy your vacation up to the last moment. YOU ARE REQUIRED to leave the property in the same general condition that you received it by making sure dishes are washed and put away, the used towels are put in the bathroom and the home is generally picked up and ready to be vacuumed, dusted and sanitized. If additional cleaning is required, appropriate charges will be deducted from your security deposit (credit card) at a rate of $50.00 per hour. REMEMBER: NO SMOKING inside the home!
WHAT WE SUPPLY: The property is, unless otherwise noted on our website, equipped and set up as a fully furnished property that will include bedspreads, linens, blankets, pillows, towels, a functional kitchen, TV, furnishings. One Paper towel and one toilet paper roll per bathroom are furnished but will not be replaced if consumed. Staples (salt, pepper, foils, wraps, etc) are stocked by some owners of the property. Tenant is responsible for replacing stocked items as they are consumed. SV will reimburse Guest for any out of pocket expense. We may not have all the items you may be accustomed to having in your home. If there is a special type of item you are accustomed to using please provide for those items by bringing them with you. Occupancy is based on sleeping capacity; each home may not have ample dining/living room seating to match bed capacity. You should bring personal items such as bath soap, shampoo and toiletries. Extra towels are always recommended for boating and homes with pools.
Weather: SV does not assume any liability for loss, damage or injury to persons or their personal property. Neither do we accept liability for any inconveniences arising from any temporary defects or stoppage in supply of water, gas, electricity or plumbing. Nor will SV accept liability for any loss or damage caused by weather/road conditions, natural disasters, acts of God or other reasons beyond its control. NO REFUNDS WILL BE GIVEN FOR RAIN OR WIND. If a named storm and evacuation orders are given you will only be charged for the days you occupy the premises.
Docks & Pools: Tenant acknowledges that if the property they have reserved includes dock or pool, they are fully aware that the surrounding patio/dock can be dangerous; that the dock/patio can be slippery when wet and that injury is likely to occur to anyone who is not careful. Tenants should observe and adhere to all rules and policies as posted at the property. With full knowledge of the above facts and warnings, the tenant accepts and assumes all risks involved in or related to the use of the pool and dock/patio areas.
SALE CONTINGENCY: In the event the home that that you have reserved is for sale, and/or a party enters into contract to exchange title, SV reserves the right to provide the tenant with a comparable property at no additional cost to the tenant. Showings during occupancy are by appointment only at the Guest’s approval. If checked this property is for sale and this sale contingency applies to this property.
